Why invest in Wales?

There is a reason Wales sits top of the charts for rental yield performance. Paragon just announced that Wales is the No 1 place for getting the maximum yield for its investors.

Great investment opportunities can be seen all over Wales. But let’s talk about South Wales for a moment.

South Wales just has to be one of the most varied and exciting regional HMO markets for HMO investors.

Investors in South Wales can choose from some of the cheapest HMO’s in the UK, whether that is a turn-key HMO ready to let, or a conversion of a residential property to a HMO. Here’s our guide to the best areas of South Wales to invest in.

Why invest in South Wales?

The South Wales region is the biggest part of Wales by far with the biggest HMO market. Three-quarters of Wales’ population – that’s 2.2 million people – live in South Wales.

Cardiff, Swansea and Newport are the main cities of South Wales. Just to the north, the South Wales Valleys have mainly ex-industrial towns and villages with many cheap HMO opportunities.

Areas like Monmouthshire, Pembrokeshire and Carmarthenshire are more rural. The counties of South Wales are Blaenau Gwent, Bridgend County, Caerphilly, Cardiff, Carmarthenshire, Merthyr Tydfil, Monmouthshire, Neath & Port Talbot, Newport City, Pembrokeshire, Rhondda Cynon Taff, Swansea, Torfaen and Vale of Glamorgan.

South Wales was once a heavy industrial area but the economy has been transformed in recent years and is based around manufacturing and services. Cardiff has enjoyed one of the strongest economies in the UK in recent years – the economy here has grown faster than London!

South Wales’ low HMO prices are actually a big advantage, not a disadvantage. They make it an attractive place for businesses to expand and relocate.

So much investment in business is happening right across the country along with massive regeneration projects.

This means that there are so many professional employees looking for co-living and HMO accommodation.

The South Wales economy has been boosted by the removal of tolls on the Severn Bridge in 2017.
There’s a large student accommodation sector in South Wales. In Cardiff, Cardiff University has around 30,600 students, the University of South Wales has around 25,000 students and Cardiff Metropolitan University has 11,500 students.

Swansea University has around 21,000 students and the University of Wales Trinity Saint David has around 10,000 students. The University of South Wales has Newport City Campus in Newport.

Property Values in South Wales
The average terraced house price in the England is £264,652, according to HM Land Registry figures. But the average house price in Wales is currently just £147,000.

Address to serve notice

If you’re living abroad, you should be aware that your tenant must have an address in England or Wales for where they can serve notice. This is required under Section 48 of the Landlord and Tenant Act 1987.

As you can see, letting a property while living abroad has its complexities, so an agent you can trust is a necessity. At TKR Management, we make the process easy and hassle-free.

Living abroad and looking to change the agent currently managing your property?

If you would like to move your property from another agent to TKR Management, we can help to ensure the transfer process is as smooth as possible. We’ll keep you and your incumbent tenants fully updated at all times.

Safeguarding against property fraud

We aim to keep all landlord clients updated on important property issues. Land and buildings are frequently the most valuable assets people own and can be sold and mortgaged to raise money.

They can, therefore, be attractive targets for fraudsters. HM Land Registry, professional conveyancers and mortgage lenders all have safeguards in place to minimise the risk of fraud. However, landlords themselves must do what they can to help prevent fraud and protect this valuable asset.

If you own a property registered with the Land Registry, you have to provide an ‘address for service’. This is an address to which the Land Registry will send letters and notices if they need to contact you, such as where they have received an application concerning your property.

Many Landlords don’t do this, resulting in their rental property being the ‘address for service’ rather than their private home address.

A Landlord may then not be alerted that someone is inquiring about their property. You can have up to three ‘addresses for service’ on the register. One of these must be a postal address, but this does not have to be in the UK.

The other two addresses can include:
  •  A UK or overseas postal address
  •  An email address
